Getting a residential real estate appraisal can help you with:

  • mortgage financing
  • settling estates
  • establishing the value of your home for insurance purposes
  • establishing fair market value when you're selling a home
  • foreclosure & expropriation proceedings

Henderson & Butt Appraisals employs seven residential appraisers to meet your home appraisal needs. As dictated by your needs, the appraiser can estimate your home's Market Value, Actual Cash Value, or both.

How Much Does a Home Appraisal Cost?
The cost of a home appraisal will depend on how long the appraisal process takes. Larger, more complex homes will cost more to appraise since it takes longer to inspect the house and property to determine what the home is worth.

Currently, our home appraisal fees start at around $275 for basic or standard residential properties. As a very rough guide, the appraisal fees tend to increase as the houses become larger, more distinctive, and/or are located in more rural locations. Thus, thet can vary from $400 to as much as $1000 to $1500. For very large, custom-built residences (in excess of $2 million, more or less) the fees can go as high as $3000 to $5000. Typically, however, residential appraisal fees tend to be less than $350 in the suburban, Edmonton regions.

For a mere fraction of your property's value, a professional appraisal gives you a reliable, objective benchmark of what your home is worth.
